Speak to building management before ordering

A sample may look perfect in your suite, but the building’s requirements need to be part of the choice. Ask management for the current flooring and renovation instructions before buying material or booking work. Keep a written record of what is required and any approval received.

Ontario condominium governing documents have distinct roles, and requirements vary between corporations. Use your own building’s documents and process; a neighbour’s past renovation is not a reliable substitute for current instructions.

Ask about the complete assembly

Bring the proposed flooring information and any underlay details to the discussion. Ask which acoustic documentation the building expects and whether it specifies an assembly or approval process. Do not assume a number printed on an underlay package automatically establishes suitability for your suite.

There is no single acoustic rating promised by this guide for every Toronto condo. Confirm the requirements for your building and the relevant product documentation before making a commitment.

Consider height and transitions

A new floor assembly may meet existing tile, entry thresholds, closet tracks and appliances differently. Photograph these junctions and share them during planning. If you are replacing carpet with a hard surface, discuss both the visible finish and the requirements beneath it.

Also identify any heated-floor areas or special conditions. The selected product’s instructions and the actual site conditions should inform the installation plan.

Make logistics part of the schedule

  • Ask whether approval is required before work begins.
  • Confirm delivery access and service-elevator bookings.
  • Check permitted work hours and any noise restrictions.
  • Ask about required documentation and common-area protection.
  • Agree on waste removal and loading arrangements.

These are planning questions, not a statement that every condo has the same rules. A clear schedule should reflect your building’s actual requirements and the agreed installation scope.

Compare samples where you live

Condo lighting can change noticeably across the day. Compare samples near windows and under evening lighting, alongside the existing cabinets and adjacent floors. Bring more than one board into the conversation when natural or printed variation is part of the design.
