Square footage is only the starting point
Two rooms with the same area can need different amounts of work. One might be empty with a ready substrate; another might have several old layers, awkward access and a staircase to finish. A useful quote describes those conditions rather than reducing the entire project to one number per square foot.

Separate measured area from order quantity
The room area and material order are not always identical. Cuts, layout, pattern matching and a reserve for future repairs can affect the purchase quantity. Ask how the quantity was calculated and whether unopened-box returns are available for the particular order. Do not assume every supplier follows the same policy.
Understand removal and preparation
Ask whether the quote includes lifting the existing floor, taking out old underlay or adhesive, and removing waste from the property. Then ask what has been allowed for the substrate beneath it. Some conditions only become visible after removal, so discuss how newly discovered work would be assessed and approved.
An estimate should make the boundary clear between known preparation and work that remains conditional. If a change is needed, ask for the revised scope and price in writing before that additional work proceeds.
Include the finishing pieces
Transitions, nosings, baseboards and trims are small compared with the floor area, but they affect the completed appearance. Door clearance, stair treatment and changes of height between rooms also deserve an explicit conversation.
Furniture handling and appliance movement can be separate tasks. Identify who is responsible, what access is required and whether related reconnection work needs coordination.
Access and scheduling matter
A condo may require elevator bookings, delivery arrangements and limited work hours. A phased renovation may need furniture moved more than once. Discuss these practical constraints before comparing quotes; otherwise two apparently similar prices may cover different arrangements.
A quote-comparison checklist
- Exact product, finish, quantity and included accessories.
- Removal, disposal and stated preparation allowance.
- Installation scope, including stairs where relevant.
- Trim, transitions and finishing responsibilities.
- Furniture, deliveries and building-access arrangements.
- Applicable taxes, payment terms and change approval process.
- Product warranty documents and any agreed workmanship terms.
